One of our goals at Law Property Australia is to provide a professional and informed service to both new and experienced residential property investors. To aid in your decision making process, we will provide a range of services and information often not available from traditional agents.

To begin with, we only target properties in areas which we believe offer the potential for growth and solid rental returns - areas with good infrastructure including access to amenities like schools, shopping and transport. This will be supported with background information and other research such as:

    • Product brochures and Inclusion Summaries
    • Suburb profiles and information on infrastructure
    • Rental appraisals
    • Builder profiles
    • Price comparisons
    • Depreciation information when available
    • Advice on potential property managers
    • Property Market Newsletters and updates

Our personal service goal means that we will attempt to provide as comprehensive a picture as possible of the investment potential in each area. Whether you are based locally or interstate, we will offer to show you around the whole area of interest, try to find comparison properties and give you as much information as possible for you to make an informed decision.

What do we charge?

The services offered by Law Property Australia are provided to you free of charge. We are not investment advisers, financial planners or finance brokers. Our remuneration is by way of commissions from land developers and builders whose properties we market.

The commission charged by Law Property Australia on any property will never exceed the maximum prescribed by the Real Estate Institute of Queensland. This rate is currently 5% for the first $18,000, then 2.5% for the balance. We are aware that some 'investment' marketers and agents are seeking commissions and fees from 4% to over 6% of the total contract value, or in some case, demanding in excess of $30,000 as a minimum fee. Our concern is that such high fee structures may result in the value of the property being diminished. We are determined that our fee structure will not impact on property values and will continue to charge commissions in accordance with the accepted REIQ standard.

Why invest in residential property? What type of property should I target?

We are not suggesting that property should be the only form of investment you should consider. However, we do believe that property should form part of a balanced investment portfolio along with superannuation, shares and cash investments. Having determined that property investment should play a part in your future, it is our belief that new detached homes on individual allotments in good areas close to transport and other amenities represent the best potential for growth. This potential is often enhanced when the area has a high proportion of owner-occupiers. Well located apartments may also offer sound potential for growth and strong rental returns at a more affordable entry point.
