When display homes become available, they usually get snapped up. Surprisingly, at present (July 2009) we actually have ten display homes on our books for sale. They range from $485,000 to $775,000 at rent backs from 7% to 7.5%. The rental terms are from 12 months to 18 months or more.
Display homes really are a great investment as the return is way above market yields and no one lives in the houses. On top of that, they are cleaned virtually every week and the gardens are maintained professionally. The homes are fitted out to an extremely high standard with top of the range fittings and ducted air-conditioning.
Because of the quality of the homes, they will rent readily after the various display villages close. However, we find that in the case of the larger homes, they are often targeted by owner occupiers who are quite happy to accept the huge returns while they plan their eventual move into the home. This scenario will also appeal to people moving to Australia from overseas.
